Terms of Agreement
I (we) hereby certify that I am (we are) the person(s) making this application and that all information contained herein is true and correct in every particular. I (we) understand that while processing this application, an investigative report may be made whereby information may be obtained as to character, general reputation, personal characteristics, and mode of living (I have a right to make written request for a complete and accurate disclosure to the nature and scope of any such investigative report.)

I (we) hereby consent to allow landlord, itself or through its designated agents or employees, to obtain a consumer report and criminal record information on me (us) and to obtain and verify my (our) credit and employment information for the purpose of determining whether to lease an apartment or house to me (us). I (we) also agree and understand that landlord and its agents or employees may obtain additional consumer reports and criminal record reports on me (us) in the future to update or review my (our) account. Upon my (our) request, you will inform me (us) whether consumer reports or criminal record reports were requested and the names and addresses of any consumer reporting agency that provided such reports.

I (we) as applicant(s) have (will) deposit with the landlord $535. I (we) understand that $35 of this amount is a non-refundable processing fee and the balance is an application deposit and is not to be considered a security deposit.

If this application is rejected, the application deposit will be refunded in full by the owner. I (we) understand that in the event I (we) choose not to enter into the lease, the application deposit will be forfeited and will be considered liquidated damages, whether or not the unit is subsequently rented. This is an arms length contractual agreement and I (we) acknowledge that it is not subject to applicable real property laws. This application shall be attached to and shall constitute a part of the lease hereby applied for.
